Does home insurance cover boiler repairs?
The short answer
Usually not. A boiler that stops working from age or a mechanical fault is a maintenance cost, not an insured event. Home insurance does pay for the damage a leaking boiler causes, and boiler or home emergency cover pays for the repair itself.
What home insurance does pay for
Escape of water: if the boiler or its pipework leaks and ruins a ceiling, floor or kitchen units, buildings and contents cover normally responds to that damage.
It also covers the boiler if it's destroyed by an insured event — a fire, a flood, a falling tree.
What you need for the repair
Boiler cover or home emergency cover pays for an engineer, parts and labour when the boiler breaks down. Home emergency policies usually also cover blocked drains, failed electrics, a broken toilet and lost keys, with a call-out limit per claim.
Watch for a service history requirement, an age cap on the boiler (often 15 years), and an initial exclusion period of 14–30 days after you buy the policy.
How to tell what you already hold
Look for a separate certificate from an energy supplier or a home emergency provider — it is nearly always a different document from your main home insurance schedule.
If the schedule lists a claims line described as '24-hour emergency helpline' with a per-call-out limit, that's home emergency cover.
Check these on your own policy
- Is boiler or home emergency cover listed anywhere on your documents?
- Boiler age and annual service requirement
- Per-claim and annual limits on call-outs
- Whether a replacement boiler is included or only repairs
Common follow-up questions
Will home insurance cover water damage from a leaking boiler?
Yes, escape of water damage is normally covered, subject to your excess. The repair to the boiler itself usually isn't.
Is annual servicing really required?
Many boiler cover policies require it and will decline a claim without proof. Keep the service certificate with the policy.
